We understand the importance of a workspace being flexible and tech-enabled, and are able to incorporate innovative products and technology to support this where necessary when designing our client’s workspace.



Our design team will work closely with every client to understand their requirements and produce a detailed brief from which to develop the design. Our delivery team turns this design into the finished product ensuring all expectations and briefs are met and high standards are delivered at all times. From concept right through to furniture and fittings selection, the FLINT Office Group team will be there to advise and coordinate every step of the way.


Working or partnering with other professionals to design and deliver projects is something FLINT Office Group has become accomplished in through years of collective experience. Communication throughout the process is key to a successful project and handover, ensuring the brief is met and high standards are delivered. Our experienced delivery team will hold weekly progress meetings with all parties to ensure design briefs are communicated correctly utilising procurement schedules and programmes with regular updates and design development meetings. Through this approach we look to enhance the design where possible while staying true to the original concept.

WorkSpace Assessments

Listening to our client’s requirements, and understanding what they want to achieve, is the key first step in the process of defining a brief. Next, we provide a workspace consultancy to help us assess how the client’s team works together and uses areas of the office, and this defines the space requirements. We use the latest techniques, technology, and observational studies to record data, before converting these into a tailored design brief that is based on a company’s movements and habits.


Most projects require a furniture solution, be it small additions or full-scale furniture fit-outs. At FLINT Office Group we work with specialist furniture suppliers who source the most appropriate furniture to meet our clients’ needs and budget, and that is sympathetic to the proposed design. Our furniture partners work closely with the design team and project management to ensure that the look, feel and budget are right. The delivery timescales for furniture have been an issue over the last three years, but our furniture partners have access to all European and worldwide furniture manufacturers, allowing us to specify products that can meet programme sensitive projects.


Increasingly our clients are asking us about sustainability, and how to incorporate this into their projects. We take every opportunity to integrate sustainability and create meaningful change that’s good for business, society and the planet. This is done through product selection from recycled carpets to upcycled furniture. Our team brings experience and industry expertise to develop and implement design briefs, strategies, operating models, processes, and technologies to help our clients achieve their sustainability goals. Our sustainability partners help guide the process and are experts in the SKA and BREEAM rating accreditations.


CAT A fit out of an office space is the finish of a space, to the landlord’s specification, in preparation for it going to market. This can include common areas such as reception areas, toilets and staircases etc. At FLINT Office Group we have worked with landlords on both a detail and build and design and build basis to bring life back to tired spaces and provide an attractive finish to attract potential tenants.

Facilities Management

We fully understand that once a client’s workspace is completed, it needs to be maintained to a high standard going forward. With that in mind, we offer a full range of facilities management services that can be tailored to our client’s needs. We can arrange your air-con and heating maintenance, through to delivery of flowers for your reception, and everything in between.
We work with our clients to ensure that any required facilities needs are covered, either transitioning over existing contracts to the new space or running tender processes to appoint the best third party suppliers to carry out works. FLINT Office Group can manage these contracts on an ongoing basis, or hand them back ‘in house’ once agreed and set up. Whether our client is in a multi-tenancy building or has sole occupancy, FLINT Office Group can meet all lease commitments and health and safety requirements.
